Guest Numbers - Quoted base rates above are for up to 6 guests staying overnight. Extra persons $25 per person per night (infants under three years not requiring a bed free of charge) up to a maximum of 13. Rates are based on the maximum number of persons staying and are applicable to the entire duration of the booking, regardless of the number of nights some additional guests may actually stay.

Inclusions - Each booking subject to service charge of $20 per quest per stay. This covers quality linen, bedding, pre making of beds prior to arrival, towels (inc beach towels during summer months), bath mats, kitchen linen, soap, detergents, tea, coffee and some basic provisions.  Cleaning and laundry during stay, additional linen changes, daily bed making, provisions, chef, catering, transfers, tours and other services available on request.

Payment - A deposit of 50% of the total or one nights accommodation (whichever is greater) is required to confirm reservation. Balance required no later than two weeks prior to arrival.

Cancellation Policy - 90% up to 4 weeks prior to stay (8 weeks for December - February bookings). Full payment required for cancellation inside these periods which may be applied to a future stay.

Access - after 3pm day of arrival  Departure - by 10am.  Negotiable if other parties not arriving or departing the same day.
