Additional Information About Rental Rates:
Rental Policies
- Deposit & Payment: An advance payment equal to 50% of the total rent rate is required at the time of booking. The Balance of rent is due 30 days prior to arrival. The advance rent payment as stated above must be received within 3 days of the date of this request or your reservation will be cancelled and the time period made available to another party. Check, Money Order, Debit, Visa, MasterCard, Discover drawn from a US bank are accepted. *Checks are accepted if payment is made 60 days prior to arrival and we have a Valid Credit Card on file.
- Confirmation: Once you received the rental contract from Perfect Landing via email or regular mail your payment is confirmation of the rental, please read for accuracy of dates and accommodations
- Check-in/out: The Guest(s) acknowledges and understands that check-in time is no earlier than 3:00 p:m and Check-out time is no later than11:00 a:m If you desire a late checkout it must be pre-authorized for an additional fee when you make the reservation. There are NO EXCEPTIONS; we need time to prepare for the next arriving guests.
- Occupancy: Over occupying is not allowed each unit or home has a maximum occupancy adults and children each count as an occupant.
- No Smoking: All units/homes are non smoking; you may smoke outside, if cigarettes/cigars are not disposed of in an appropriate manner. You will be charged an additional clean up fee.
- House Parties: Are not allowed, Occupancy is strictly limited to the sleeping capacity or as posted per property. Management reserves the right to enter the property anytime to investigate the disturbances, check occupancy and/or check for damage. We do not rent to guests under age 21.
- Parking: All parking is limited and at some locations more restricted than others. If you are bringing an RV or Boat Trailer, please call in advance to make sure the home/unit you are renting has the space needed for parking
- Cancellations: Cancellations made 30 days or more prior to arrival with written notice (fax or e-mail acceptable) shall be given a full refund minus a $100.00 cancellation fee. Cancellations of less than 30 days prior to arrival shall forfeit the entire rent and excise tax, unless we are able to re-rent the property. Refunds on any forfeiture will be issued the dollar value the unit is re-rented for during the same dates as the cancelled reservation. There is no refund for early departure or no shows.
- Departure Cleanings: A departure Cleaning/linen fee is charged once to each reservation.
- Linens: A basic supply of linen is provided at each property. Bed linen and bath towels are not changed during your stay. An exchange for additional clean linen is available for a nominal fee. The startup set of dish soap, liquid soap, toilet tissue, paper towel is not replenished.
- Damages: Each guest will be financially responsible for damage done to the property beyond normal wear and tear.
- For Sale: If a property is for sale, the owner reserves the right to have his property shown to prospective buyers. Every effort will be made to schedule the showing at a convenient time.
- Furnishings: All vacation properties are individually owned and are decorated to suit the owner. Décor, style and color will vary. Furnishings are subject to change without notice. Please do not transfer furnishings of any kind from one property to another. Loss of these items as well as damage to the unit or furnishings in excess of normal wear and tear will be charged to you, the renter.
- Pet Friendly Properties: Pets are not permitted in most rental units, a pet or evidence of a pet will result in forfeiture of rent and eviction, unless the property is Pet Friendly.
- Maintenance: Please report any malfunctioning equipment or damage as soon as possible. Every effort will be made to correct the situation as soon as possible.
- Grilling: Grilling must be done away from any structure or building, to prevent any possible fires.
- Fireworks: Fireworks are prohibited at all rental properties. Use of fireworks will be reported to local authorities.
- Inclement Weather: Refunds will not be made due to inclement weather. If evacuation is mandated by civil authorities, you will be given a refund for the unused portion of your rental period.
- Use of premises: Shall not be such as to disturb or offend neighbors or residents. No house parties or wedding receptions are permitted. In the event a party is reported, at any time during or after departure the Agent can terminate the Rental agreement and to ask disruptive Guests to vacate the premises without a refund, and charge additional fees for clean up and or per person fee for anyone exceeding the maximum occupancy. Accommodations and amenities are provided for your enjoyment. By using the premises you assume responsibility and liability for your actions, neither the property owner, or the management company assumes any liability for accidents or injuries.
- Lost & Found: Although we are not responsible for personal items missing or left behind, we will attempt to locate and return items to you at your expense + postage and administrative fee. Any unclaimed property will be donated to charity or discarded.
- Access to Property: Access code to the Property will be sent with your final receipt prior to arrival.
- Check Out Procedures: Please make sure the kitchen is left clean with all dishes, pots and pans washed and put back in appropriate cabinets. Please make sure all trash is removed from the home/unit before you check out. At any home or unit you are responsible for removal of litter on the grounds around the property. Please turn off the air conditioner and make sure all doors and windows are closed and locked. Please set thermostat temperature at 75 degrees F for summer and 55 degrees for the winter. Our housekeepers will strip and remake the beds, replace linens, vacuum, dust, clean the bathrooms and mop the kitchen floor, if additional cleaning is required, you will be charged.
- Errors: Every effort has been made to assure all descriptions and rates are accurate. However, Perfect Landing is not responsible for changes in furnishings and equipment or for printing errors. Rates and specials are subject to change without notice. Information regarding individual listings is believed accurate but cannot be guaranteed.
- Rental Agency Disclosure: For the rental portion Perfect Landing serves as the agent and representative of all owners in our rental program, and is acting always in and for the best interest of the owners.
