Our luxury villa has six bedrooms all with large flat screen TV’s, cable, Ipod chargers, alarms and telephones. The Childrens rooms all have TV and DVD. The villa comfortably sleeps 12 (plus 1 infant) and has a 30ft private pool with spa/jacuzzi, games room, free wireless broadband internet, telephones in all rooms providing absolutely unlimited free calls within the USA and Canada, playstation3, free use of the crib, pushchair and highchair. No expense has been spared in our luxury home.

The villa is situated on the Aviana complex which is packed with amenities. The clubhouse is the center of the activities with a large popular community pool surrounded by many sun loungers. There is a beach volleyball court, gymnasium, computer room with free broadband access, large indoor lounge room with TV and drinks facilities. Outside there is a covered child’s play area and a large fishing lake. These facilities are all complimentary to all our guests. Aviana has 24hr gated security and our villa is fully alarmed.

The utility room has a large washing machine, dryer, iron board and iron in fact the house has everything you could want, just take your toothbrush!

Family Lounge with comfortable seating to relax together. This room has a real feeling of space as it has a double height ceiling with a first floor galleried landing. It also is light because of the large pation doors that lead you onto the pool deck. The lounge has large 52" flatscreen HDTV with superb surround sound Bose system, DVD player and DVD library. All the TV’s have full cable TV but the lounge has the additional HD channels. There is also a PlayStation 3 provided to keep the kids of all ages occupied.

The kitchen is fully equipped with cooker, microwave, double size fridge/freezer, dishwasher and all new electical appliances. There is a breakfast dining table that seats six and has good viewing of the informal lounge and TV. There is another set of patio doors leading onto the pool deck area. There is a large pantry to store all your food with plenty of room and all the plates cups, mugs, glasses and cooking utensils that you could require. The kitchen also has CD player and a libray of CDs or you could bring your own along.

Just off the main entrance there is a formal dining area with large six seat table tastfully prepared for special home dining. Off this room is a second living area with comfy sofa and chair ideal quiet times after a hectic day at the parks/

The ground floor master bedroom has a luxury King sized bed , large flatscreen TV and cable, ipod alarm for those early starts in the attractions, walk-in wardrobe and ensuite with vanity unit, two person bath, double walk-in shower and toilet. This bedroom has brand new high quality bedding, pillow top mattress, making the bed extemely comfortable.

Bedroom 2 is a master en-suite with luxury King sized bed contains a full cot for infant if required, en-suite with vanity unit, bath/shower, walk-in wardrobe, large flatcreen TV with cable. Again there is high quality bedding and pillow top mattress, and the cot has all new bedding. In the closset in bedroom 2 there is a safe for guests’ complimentary use.

Bedroom 3 has a Queen sized bed, wardrobe, large flatscreen TV’ with cable and brand new high quality bedding sets. There is also an ipod docking station.

Bedroom 4 is a twin bedroom with flatscreen TV and cable, wardrobe and ipod docking station.

Bedroom 5 is another twin room with flatscreen TV and cable and wardrobe.

Bedroom 6 is the third twin room with flatscreen TV and cable and can be "Pinked" if you have a little princess in your party

5 bathrooms, 2 en-suites.

The two King bedrooms both have an en-suite bathroom. Upstairs there is a full bathroom for bed 3 and 6 and another full bathroom for bed 4 and 5. Downstairs off the lounge is a half bathroom with toilet and sink..

The games room is fully equipped with a pool table, air hockey table, basket ball game, electronic darts and drum kit. There is also informal seating to make this a great family gathering area but only for those with a competitive edge. There are also children toys and board games for you to use.

Patio doors lead from the breakfast area and the living room onto the stunning south facing pool deck which gets the Florida sun all day. The conservation view means that there are no rear neighbours. If you want to get out of the mid-day sun, a full width lanai provides shade and has cooling ceiling fans.

There is ample quality seating and loungers and if required a clean, quality BBQ with propane can be hired for some al fresco dining.

In the evening pop on the pool lights and live the dream!! The view to the rear of the property is fantastic at night and you will experience some balmy evenings you will never forget.

The villa is not overlooked behind as it backs on to a conservation area. There are also privacy hedges on either side of the deck which makes it totally private. The villa is also situated on a nice quiet road within the resort. on the deck there are two al fresco dining tablers under the lanai and plenty of sun loungers.

On the first floor there is a loft area which has been made into a "home office" with desk, phone, printer and internet access for those who have to keep in touch or simply want to book something online. This area also has a chill out sofa for those who just want to lose themselves in a book.

The free Wi Fi connection is wireless throughout the house so take your laptop, tablet or smart phone.
For our tiny guests we supply a complimentary cot, buggy, safety gate, and highchair.

We are wheel chair accessible at our home on the ground floor with just a small "lip" at the front door.
